1. What is a Home Equity Investment or Home Equity Agreement (HEA)?
A Home Equity Investment (HEI) or Home Equity Agreement (HEA) (may be used interchangeably) is a way for homeowners to access cash from their home's equity without taking on a traditional loan, monthly payments, or interest charges. Instead, we provide you with an upfront lump sum in exchange for a share of your home's future value. You retain full ownership and control of your property, and there's no obligation to make payments until you decide to settle the investment, which can be up to 7 years later.
2. How does it differ from a home equity loan, HELOC, or reverse mortgage?
Unlike a home equity loan or HELOC, which require monthly payments and add debt with interest, our HEI has no monthly payments or interest—it's an investment, not a loan. Reverse mortgages are limited to homeowners aged 62+, often require paying off existing mortgages, and accrue interest that can erode equity over time. Our option has no age or income requirements, doesn't force mortgage payoffs, and shares in your home's value changes (up or down) for a more flexible approach.
3. What are the eligibility requirements?
Eligibility is straightforward and accessible: You'll need a minimum credit score of around 620, own a qualifying residential property (such as single-family homes, condos, or 2-4 unit properties), and have sufficient home equity. There's no income verification or debt-to-income ratio needed, making it suitable for a wide range of financial situations. We operate in select states—check our availability tool for details.
4. How much cash can I access, and what can I use it for?
You can typically access between up to $100,000 per property, depending on your home's value, existing mortgage debt, credit history, and property type (more for primary residences). The funds are yours to use freely, whether for debt consolidation, home improvements, business investments, education, or other needs. In some cases, we may require paying off certain liens, but there are no other restrictions.
5. How and when do I settle the investment?
You can settle at any time with no prepayment penalties at any point during the seven (7) year term. Options include buying us out based on an independent appraisal of your home's current value, refinancing, or selling the property. If your home appreciates, we share in the gain; if it depreciates, your settlement amount may be lower. We use neutral third-party appraisers to ensure fairness, and you continue handling your mortgage, taxes, and upkeep as usual.
6. Can my property be held in an LLC or trust?
Unfortunately, we cannot accept properties held in an LLC or trust.
7. Where does Equity Liberation LLC offer HEI?
Properties located in Arizona, California, Florida, Nevada, Oregon and Utah are eligible for now. We're always working to add more states.
